What does Redondo Beach R3 zoning allow?

The short answer

  One unit per 2,490 sf, two stories

  R-3 is Redondo Beach's low density multifamily zone. A lot under 5,000 square feet gets one unit. At 5,000 or more, one unit for each 2,490 square feet of lot. Buildings stop at 30 feet and two stories. RBMC §10-2.514(a), (c) and (d). Two to 15 units on a lot are permitted without a use permit.

What state law adds

1. 01

   ADUs on a multifamily lot

   New building: up to two detached ADUs. Existing building: up to eight detached, never more than the existing units, plus interior conversions up to 25 percent of the units. Gov. Code §66323(a)(3)(B) and (a)(4)(A). More in Redondo Beach ADU requirements.

2. 02

   SB 9 does not reach R-3

   SB 9 covers lots in a single-family residential zone. R-3 is multifamily. Gov. Code §65852.21(a). See SB 9 in Los Angeles.

3. 03

   No parking minimum near transit

   Within half a mile of a major transit stop, no minimum parking count applies. Gov. Code §65863.2(a). Check the distance per site.

   One unit. Add ADUs under state law.

   50 by 150, 7,500 sf

   About three units, plus up to two detached ADUs if the building is new.

3. 03

   10,000 sf

   About four units, before ADUs or a density bonus.
