   R-3 and R-4 allow one unit per 1,320 square feet of lot, on lots of 5,000 square feet or more. Height is 35 feet in both.

   100 units an acre on overlay sites

   Housing Opportunity Overlay sites take 20 to 100 units an acre. Height, parking and setbacks stay with the base zone.

3. 03

   Two and a half spaces a unit

   Every unit parks two covered cars, studios included. Add half a guest space per unit. Four bedrooms or more add one more.
